Our process
How a custom home gets built
From the first conversation to the day you get your keys — here's exactly what to expect when you build with Kilowatt Homes.
Building custom is different. We make it simple.
Most people have never built a custom home before. That's completely normal — and it's exactly why we've spent years refining a process that keeps you informed, in control, and confident at every stage.
We build exclusively on your lot in the Greensboro–Burlington area. No subdivisions. No pre-set plans. Just your land, your vision, and our team making it real.
Weeks 1–2
Discovery & Lot Evaluation
Every build starts with a conversation. We learn about your lifestyle, your must-haves, and your budget — then we evaluate your lot together. Soil conditions, setbacks, utilities, topography — we look at everything so there are no surprises later.
- Free initial consultation — no pressure, no obligation
- Lot walkthrough and feasibility assessment
- Preliminary budget range based on your goals
- Introduction to our design and trade partners
Weeks 3–10
Design & Planning
This is where your home takes shape on paper. We work alongside your architect (or connect you with one of ours) to develop floor plans, elevations, and selections. Every decision is documented so your fixed-price contract reflects exactly what you're getting.
- Architectural design and plan development
- Material and finish selections with our design team
- Structural and mechanical engineering coordination
- Fixed-price contract — no open-ended estimates
Weeks 10–14
Permitting & Pre-Construction
We handle all permitting, HOA submissions, and pre-construction logistics. While approvals are in process, we finalize your trade schedule and order long-lead materials so your build starts on time.
- Full permit application and county coordination
- HOA and architectural review submissions
- Trade scheduling and material procurement
- Pre-construction meeting with your build team
Months 4–12
Construction
Your home gets built. You get weekly photo updates, milestone walkthroughs, and direct access to your project manager. We use quality materials, vetted local trades, and a transparent schedule so you always know where things stand.
- Weekly progress photos and written updates
- Milestone walkthroughs at framing, rough-in, and drywall
- Third-party inspections at every phase
- Direct line to your dedicated project manager
Final 2–4 weeks
Completion & Move-In
Before you get your keys, we do a thorough punch-list walkthrough together. Every item gets resolved. Then we hand you a complete home manual, introduce you to your warranty coverage, and stay available long after closing day.
- Full punch-list walkthrough with your project manager
- Certificate of occupancy and final inspections
- Home manual with all systems, warranties, and contacts
- 1-year builder warranty with ongoing support
Typical build timeline
Most Kilowatt homes complete in 10–14 months from contract to keys. Complex lots or larger homes may run longer — we'll give you a realistic schedule upfront.

Common questions
Not necessarily. We can help you evaluate lots you're considering, and we have relationships with local land brokers who specialize in buildable properties in the Triad area.
With a fixed-price contract, you know exactly what your home will cost before we break ground. Cost-plus contracts pass all cost overruns to you. We believe in fixed-price because it protects you and holds us accountable.
Minor changes are possible, but major structural changes after framing are costly and can delay your schedule. That's why we invest heavily in the design phase — so your plans are exactly right before we build.
Construction-to-permanent loans are the most common path. We work with several local lenders who specialize in custom builds and can connect you with the right financing partner early in the process.
We build throughout the Greensboro–Burlington corridor, including Summerfield, Stokesdale, Oak Ridge, Whitsett, Mebane, and surrounding communities in Guilford and Alamance counties.
